Case Studies

Problems solved.
Clients protected.

A snapshot of the situations we resolve for landlords and letting agents every week.

Eviction — Ground 8

Letting agent with 14-property portfolio

A letting agent managing 14 properties referred a landlord with a tenant 4 months in arrears. Section 21 had just been abolished. We served a Section 8 notice on Ground 8, filed the possession claim and attended the hearing.

Outcome Possession order granted. Tenant vacated within 6 weeks of instruction.
Compliance — Pre-Purchase

Portfolio landlord — acquisition risk

A landlord buying a block of 4 flats asked us to review the existing tenancies before exchange. We identified a missing prescribed information notice and an unlicensed HMO that would have exposed the buyer to a Rent Repayment Order claim.

Outcome Price renegotiated. Licensing obtained. Client protected before completion.
Commercial — Forfeiture

Commercial landlord, non-paying tenant

A commercial landlord with a tenant 3 months behind on rent instructed us to advise on forfeiture. We reviewed the lease, confirmed the right to forfeit, and managed the formal re-entry process.

Outcome Premises recovered in 10 days. New tenant in place within the month.
