Do I need a formal referral agreement?

No formal agreement is required to start referring clients. For volume partnerships we'll set up a simple written arrangement, but there's no obligation to formalise the relationship to begin referring.

What happens to my client relationship?

We handle the legal matter. You keep the landlord relationship. We won't market other services to your clients or use referrals as a route to work around your agency.

Can my client still contact us out of hours?

Yes — we operate 24/7 for urgent matters. Eviction deadlines and compliance emergencies don't always happen in office hours.

Section 21 was abolished — what do landlords use now?

Section 8, across one or more of the 37 grounds. We'll assess which ground applies and whether the notice period and prerequisites are met before serving anything. A defective notice can cost weeks.

Do you cover the whole of England and Wales?

Yes — we handle possession claims in courts across England and Wales. There's no restriction on geography for our estate agent partners.
